The property, called Baan Kata Keeree in Thai, is set amongst it’s own private lush tropical gardens. The complex has six bedrooms, two main dining areas, a private salt chlorinated pool on the main terrace, and a six seater Jacuzzi on the lower front terrace along with a massage & relaxation sala. A fully equipped playroom and small tree house lie at the back. The villa has recently been equipped with Free WIFI ADSL Internet Access.

The house itself is totally unique and stands in it’s own private grounds - it is one of a kind. Unlike most other developments on the island, which are part of communities, this property was entirely designed and constructed by the owners. The architect is Professor Junaphas who did the renowned Regent Four Seasons in Chiang Mai, amongst other exclusive developments. This property is quite easily the most outstanding sea front villa on Phuket.

The Thai style villa itself is made up of four main buildings covering over 400m2 of house space, with another 400m2 of terraces. The middle building is two stories, giving the two top bedrooms a complete view of the entire bay. The terrace space is particularly outstanding, with two levels and two swimming pools with cascades from one to the other (one is 12mx5m with a Jacuzzi and swimming jet current, the other is a six seater rock Jacuzzi which can also act as a kiddies paddling pool for small ones). The fully landscaped back gardens have two functional waterfalls, one of which flows into a fish pond and also acts as the main entry level. There is another entrance sala at the top, and a separate service access.

For your dining requirements you have a choice of a large outdoor teak table, which overlooks the entire bay, or the indoor dining area, both of which can comfortably seat 12. All indoor areas are fully air conditioned (including the western kitchen), with top of line recessed Mitsubishi Mr. Slim models. Fans are also available in all rooms. Small details such as deluxe Slumberland mattresses add to the feeling of comfort, which is always paramount in this type of property.

The house was designed for ease of living, and comprises a fully equipped modern kitchen right next to the lounge/living area (it has all modern conveniences, including a large cooled wine cellar). An additional kitchen for staff use and Thai cooking lies at the back near the covered parking area. All rooms have a full, unobstructed view of the sea and the swimming pool.

The entire house has been tastefully furnished, with no expense barred, using a combination of oriental antiques maximizing the use of colours, and different textures such as marble, granite and teak, which are used abundantly. Cable TV with a large 42in Flat screen and home thatre sound system is in the lounge and computer/ internet access (flat screen LCD) are also available as is a fax machine.

The house comprises six bedrooms (five with king sized beds and one with two large single beds) and six bathrooms, each with bath and separate shower, and most with private gardens containing ornamental statues. Part of the master bathroom looks out over the bay through an ornamental garden. The staff quarters consists of an extra two bedrooms with own bathrooms. A safe is available for guest use in the master bedroom. On the lower terrace along with the massage or relaxation sala is the six seater jacuzzi.

The entire property, including trees and pools, is tastefully floodlit at night to give maximum effect.

Living and dining areas

The outdoor terrace hosts a classic, Asian, teak table, with places for twelve to wine and dine comfortably and is perfect for an evening dinner beneath the stars. The pool is close by for an extended evening of relaxing and a late night swim.

Before or after dinner you may choose to have a drink or night cap in the main lounge area. Special accent pieces such as the Buddhist monk, blue and white ceramics and Asian art pieces make it an interesting room for quiet conversation and relaxing. The comfortable sofas sit eight people. From the main lounge area look out into the Andaman Sea while waiting for dinner or reading a book.

Bedrooms

The villa encompasses 6 bedrooms including one master bedroom, tastefully decorated in Asian style. At the foot of the king sized bed lie 2 angled lounge cushions.

The room has a stereo, television set, computer and Internet services, and a fax machine. Relax in the confines of your bedroom while still having the ability to be in touch with your business back home.The luxury ensuite washroom has a corner tub with enough room for two and is designed for maximum privacy in black and yellow marble to give it a sophisticated style.

The second guest bedroom, the blue room, is perfect for a visiting couple. It has a king sized bed, desk and is also nice and private for a teenage member of the family. The blue room has its own adjacent washroom facilities, as well as a small refrigerator.

The third and fourth guest bedrooms are the pink rooms, one having two twin beds and the other a king sized bed. The teak furniture and accents give the rooms a warm feel. Each room has a private view of the garden though the ensuite washroom, fully equipped with single tub and shower.

The fifth and sixth guest bedrooms are the more conservative green rooms, similar in layout to the pink rooms both have king sized beds. You can view the lush gardens through the floor to ceiling windows. The green rooms are located on the upper floor of the house.

Each room has a fresh supply of towels and linens and can be made up daily at your request.

Kitchen

The main, western style, kitchen is equipped with a microwave, an electric oven, a water boiler, a coffee pot, and a toaster oven. It is your complete kitchen away from home for all of your in- house dining requirements. A complete Thai Style Maid’s Kitchen is near by on the premises. The western kitchen is fully air conditioned.

Facilities

The villa is comprised of six big bedrooms and is therefore limited to 12 people. Numbers can be exceeded slightly depending on age of children and upon discussion with the owners but we like to stress that for maximum comfort of guests and staff 12 is an upper limit usually.

Again depending on circumstances the staff are able to accommodate parties and/or buffets and outside guests but usually we like to keep the numbers limited to 12 unless your requirements have been discussed with the owners or the villa manager.

Driver and Car:
A Ford Escape Four wheel drive with 200HP engine with driver is included in the price and available during normal hours for guests use (normal hours being 9am to 5pm but flexibility is the key)

Cook & Maid:
A full time staff averaging six people are available to do your gourmet cooking (five star Thai cooking and full western breakfasts with lot's of fruit and juices are available) and for laundry services (a small charge is made for personal laundry items and dry cleaning would be charged at prevailing rates). Barbecue facilities are available as is a decent italian coffee maker /grinder etc.

Food and drinks are purchased from the local markets/supermarkets and are charged at cost (a tax charge of 7% will be added to food and drinks and service is at the discretion of guests ) so the savings on hotel prices are substantial. Menus and preferences can be discussed in advance with the villa manager and tailored to your needs. In general the staff will do the shopping for you under your instructions but you are welcome to do your own too. Again flexibility is key. The general rule being that the staff are available from 6am to 10pm.

Gardener/Pool Cleaner:
Full time staff are on hand for daily maintenance.

Resident Manager:
The Resident Manager is on duty for special requests and to ensure smooth operation of the villa.

Baby Sitting:
Baby sitting can be organized with advance notice and by arrangement with the villa manager. Sometimes if it is a small group and the catering staff is not too busy with their daily routine they may be able to help, but otherwise we need to get extra personnel.

Wine Cellar:
The villa has a well filled wine cooler with a selection of connoisseur French wines available at cost prices.

Massage:
In house personal massages can be booked through our villa Manager.

Sound Systems & DVD:
Along with a high quality BOSE quadraphonic sound system around the pool you will find a stereo system in the lounge and in the Master bedroom.

Lounge is equipped with a 42in LG Flat screen with home theatre sound along with multi channel cable TV for your viewing pleasure. The master bedroom is also equipped with TV (multiple cable channel system) and sound HI FI system. All other bedrooms are equipped with Sony Trinitron and a limited satellite TV system (as provided in the hotels).

Computer & Internet :
In the master bedroom a desk top computer with flat screen and connection to ADSL is provided free of charge to guests.

Free WIFI ADSL Internet Access:
As mentioned above the villa is equipped in the master bedroom with a decent desk top computer with flat screen and printer with internet access for free usage of guests. For those who wish to bring their wifi enabled laptops they may continue working around the pool or from any of the bedrooms and lounge as the villa is connected.

Airport Pick-up and Drop-off:
Airport pick-up and drop-off will be arranged by the Resident Manager and is included in the price. However, please note: if the arrival times of the guests are staggered we will have to charge extra per journey as it involves many return trips to the airport which is forty minutes away.

Location

Baan Kata Keeree is located on over one rai (1600m2) of land at the southern tip of Kata beach, on a rocky promontory overlooking the entire beach and bay, including Poo Island. There is a private beach access, whilst the villa itself remains very exclusive with remote controlled entry gate. Yachting friends can anchor their boats right under the villa and walk up.

Kata beach is well known to Phuket regulars as the best swimming beach on the island during the dry season and the best surfing beach in the rainy season. The fact that 70% of it is taken up by The Club Med adds to the exclusivity factor, whilst meaning all sporting activities are available. Some of the best restaurants on the island, and the best wine cellar, are just walking distances away (The Boat House, The Kata Grill).

Many would argue that this is the best location on the island; private and secluded whilst also right within walking distance of everything you need, and on one of the best but not yet over commercialized beaches. As they say, location is not everything but it is most things!

Low season (May - Nov): $1,150
High season (Mar - Apr): $1,300
Peak season (Dec - Feb, except holiday season): $1,850
Holiday season (over x-mas and new year): $2,250

Rental rates are for a minimum of one week. Shorter stays will be considered, as will lower rates (especially for small parties and/or during off season). Substantial discounts of up to 40% are possible on a case by case basis where only one or a few rooms are needed. This offer applies primarily in the low- and off-seasons.

Bookings over Christmas / New Year : usually a minimum of 15 days is required
